If you are curious if your current concrete floor, sidewalk or driveway a good candidate for a decorative concrete overlay, read through the following questions and answers about overlay application, appearance, performance, and maintenance.

Are all exiting concrete surfaces good candidates for decorative overlays?

If your concrete has minor surface discolorations, small stains, crack and imperfections, decorative overlays are a perfect way to give your concrete a new and complete face lift.

However if your concrete has substantial problems from severe cracking, heaving or spalling or is based on unstable soil, your concrete problems will not be fixed by concrete overlays.

Can I have different textures and finishes with concrete overlays?

Absolutely! There is an infinite choice of finishes that can be achieved with decorative overlays. Finishes can vary from super smooth to heavy texture. It all depends on the type of overlay system we use and the tools used to apply such as hand trowels, floats, rollers, and rubber squeegees.

How long should a concrete overlay last? Will concrete overlays bear up under heavy traffic?

We recommend the spray texture/deck to get re-color sealed once every 7-10 years; on the stamp overlay we recommend to re-clear seal once every 3-5 years. We do offer these services; please call and set up an appointment for an estimator to quote that work.

Can you apply a cement-based overlay over wood or tile surfaces?

The only surface we apply our decorative concrete over is concrete. We do not recommend going over brick, tile, coping, or other substrates. That said we will do the work, but offer no warranty going over those surfaces.

Can a concrete overlay crack or delaminate?

Yes, it can if it is installed over an unsound surface. Because overlay materials are polymer modified, they are designed to be applied thin and still remain strong and long wearing. But because of this overlays are only as good as the sub-base they are applied over. Overlays do not fix bad concrete problem! If you an overlay is applied over a cracked surface, the overlay will more than likely crack as well.

Delamination usually occurs in poor concrete or where cracks are; the estimator can determine if your concrete is strong enough for decorative concrete or if your concrete needs to be re-done.

How long do concrete overlay installations take?

Restore existing concrete surfaces with overlay usually require minimal downtime. The total time, however, for overlay installation will vary with each project depending on surface preparation requirements, the decorative treatments used, and curing conditions. Ask our technicians / installers to explain what your particular installation involves and the timeframe required to complete the job.
